UK House Price Index
The REalm BI UK House Price Index tracks residential price movement across the United Kingdom. Compare a local area with a wider area, switch between nominal prices and the real (inflation-adjusted) price index, and see how growth has compounded over one, five and ten years.
Geographic coverage
The index covers England, Wales, Scotland and Northern Ireland. Local Area corresponds to a local authority district; Wider Area corresponds to the surrounding region or country, so every local figure can be read against its market context.
Methodology
- Source: HM Land Registry price paid records for England and Wales, Registers of Scotland and Land & Property Services Northern Ireland, aligned to the ONS UK House Price Index series.
- Prices are indexed to a common base period, so areas of different absolute price levels can be compared on movement rather than value.
- The Real Price Index deflates the nominal series by the ONS Consumer Prices Index, showing purchasing-power adjusted movement.
- Growth figures are compound annual growth rates (CAGR) over the stated window, not simple percentage differences.
- Series are refreshed when new official releases are published; the page states the latest data month covered.
